Preventive Maintenance in a Fire Alarm System

Does your building’s fire alarm system work? Are you sure? How do you know? There are many building systems like elevators, CCTV, and air conditioning. When these systems stop working owners and occupants know almost immediately. Unlike these “active” systems a fire alarm system is a “passive” system that is left to sit in the background with little attention given to it. Occupants and owners trust that it will just work when called upon. This is why preventive maintenance is integral to a fire alarm system’s function. Moreover, proper maintenance can greatly extend the life of the system. So, what goes into properly maintaining a fire alarm system?  Here are some things to consider:

  • Exercise the system (test it) annually and document it. This will keep you in compliance with local fire department requirements and let you know if something is not working like it is supposed to.
  • Weatherproof boxes on outdoor devices to protect against condensation and moisture.
  • Have surge protectors installed to protect against lightning and power surges.
  • Change your Fire Alarm System batteries at least every five years.
  • Have vandal resistant measures installed where applicable. Installing tamper proof boxes, cage protection around devices, and tamper proof screws (so wire is not stolen) deters vandalism and thievery.
  • Develop a relationship with a factory certified company of the same brand in your facility. Like going to your trusted mechanic for your car, a fire alarm service provider can be your trusted partner in troubleshooting your system, keeping you compliant with local codes, and getting you quick access to replacement parts with favorable pricing.
  • Get monitoring. They can report on your system when it picks up a Trouble or Supervisory notification and notify emergency services when no one is around.

Fire alarm systems are a life safety system that protect lives and property. When called upon they can avert a potential disaster and bring help without anyone ever picking up a phone.
